How Kartalens works

Six free tools built on the same data: the public property listings of Addis Ababa, read every six hours and followed over time. Here is what each one does, how to use it, and where its limits are.

Price Check

Is this price fair? Check one listing before you pay.

How to use it

  1. 1Paste a listing (a Telegram post, in Amharic or English), or describe the property: type, bedrooms, size, area and price.
  2. 2Kartalens finds similar properties asking in the last 12 months: first in the same neighborhood, then in the sub-city.
  3. 3Read the verdict, and share the report link with your family or your broker.

What you get

Where the price sits among similar listings and how many there are, the most similar listings, the property's advertising history when we already track the post, and what to verify before paying, each item citing the law.

Limits

Free, no account. 20 pasted listings a day per person. With fewer than 5 similar listings there is no verdict, and the report says so. For a house, give the plot size.

Check a price

Market data & price index

What the market asks, by area and property type.

How to use it

  1. 1Open Market for Addis Ababa as a whole: prices per m² by sub-city, rents by bedrooms, the price index and gross yields.
  2. 2Open a sub-city or neighborhood for its own page: prices, rents, a quarterly trend and the neighborhoods inside it.
  3. 3Read the quarterly market report for the story behind the numbers, in birr, in dollars and after inflation.

What you get

Medians and middle-half ranges, each with the number of properties behind it and the share from the largest source channel.

Limits

Free, no account. Figures cover the last 12 months, one price per property, and need at least 5 properties. The current quarter is drawn dashed until it ends.

Ask Kartalens

Questions about prices and property law, answered with sources.

How to use it

  1. 1Ask in English or Amharic, for example “What do 2-bedroom flats rent for in Bole?” or “What should I check before buying a house with a title deed?”
  2. 2Kartalens looks up our market figures and searches the property proclamations.
  3. 3Read the answer with its sources: the figures with their sample sizes, and the articles of law.

What you get

Answers built from market statistics (never individual listings) and the cited law.

Limits

Free account. New accounts get 64 credits, and each answer uses 3. Not legal advice.

Every figure is an asking price from public listings, not a sale price and not a valuation. How the numbers are made: methodology.
